The roof may not be the issue. I’m almost certain that we will get calls whenever there is heavy rain or prolonged rain, especially due to leaks in the chimney.

There can be several reasons for a chimney to leak during heavy rainfall. One possibility is the compromised integrity of the metal flashing around the chimney. Another cause could be the saturation of the mortar joints, which occurs when there is prolonged rain. As a result, the mortar joints become saturated, allowing water to enter your home.

Water can also enter from the top of the fireplace. Cracks may have developed in the masonry chase top due to freezing and moisture exposure.

If you have a chase top, the problem could be rusting or loose fasteners. Most roof-related chimney issues can be addressed by a roofing contractor. However, if you have a problem with the chase top or spark arrestor, it’s advisable to contact a chimney service.

2. Roof Flashing That Is Rusted, Cracked, Missing or Incorrectly Installed

As mentioned earlier, rusted or cracked flashing around the chimney can cause roof leaks. Roof flashing can also be installed in other areas of your roof, leading to issues if not properly installed. Cracks and holes in the metal flashing indicate compromised flashing.

In some cases, roof flashing may need to be completely removed from the roof. To determine the extent of the problem and whether flashing is the primary cause of leaks during heavy rain, an inspection is necessary. All of these scenarios require some form of flashing repair or even replacement.

3. Pipe Boot Failure

Another common cause of a leaky roof during heavy rain is the failure of the boot around plumbing pipes or other penetrations. This boot is designed to prevent water from following the penetration and entering your home.

The most common material used for pipe boots is neoprene, a synthetic rubber. However, the sun’s UV rays can cause neoprene to break down over time, resulting in the development of cracks in the boot.

If the pipe boot breaks or cracks, water will flow down the pipe and into areas like the closet, kitchen, or bathroom. The lifespan of pipe boots can vary up to 10 years depending on factors such as location, weather conditions, and animal activity.

Keep in mind that pipe boots generally have a shorter lifespan compared to the roof itself. Therefore, regular roof inspections are essential to identify any problems with pipe boots.

4. Roof Nails Improperly Driven

One of the most common causes of roof leaks that I come across is the presence of pop-up nails and improperly driven roofing nails, particularly during heavy rain.

When a roofing nail is not driven in far enough or is driven sideways, the head of the nail can work its way up through the shingle. If the roofing nail is not properly driven, rainwater can catch the raised nail and follow it inside your house.

It’s not only roofing nails that can cause this issue; I’ve also seen it with decking nails. However, if the proper method of installation is followed, nails should not pose any problems.

5. Skylight Problems

Sometimes, a specific part or component of the skylight may be faulty. In such cases, the seal could be worn out, necessitating the replacement of the skylight.

Improper installation is the primary reason for a skylight to leak during heavy rainfall, which is quite common. This type of leak often occurs when the installer fails to follow the installation instructions properly.

To address this issue, it is necessary to remove the flashing and cladding kit, and then apply Ice and Water Shield to effectively seal the leak.

6. The Accumulation of Debris on Roof Valleys

One common cause of roof leaks during heavy rain is the accumulation of debris in the valleys, which occurs when the roof is not properly maintained. If left unattended for too long, this debris can build up in the roof valleys.

The debris acts as a barrier, blocking the flow of water and ultimately causing the roof to leak during heavy rain. To prevent such leaks, it is recommended to install materials specifically designed for roof valleys.

It’s important to note that this issue may not become apparent until your roof reaches the end of its lifespan. Allowing debris to accumulate on your rooftop year after year can lead to recurring problems.
